Site & feasibility
We read the land before anything is designed — access, orientation, zoning potential, and market context. For land development projects, we underwrite the pro forma before committing.
Design & permits
Working drawings, municipal submissions, and engineering coordination. We manage the permit process directly — no consultant handoffs on the critical path.
Procurement
Trade selection, scheduling, and material procurement locked before ground is broken. A fixed cost plan, not an estimate that drifts.
Build
Daily on-site supervision. The principal is on site, not in an office. Quality, schedule, and budget managed in real time from foundation to final coat.
Handover
Deficiency clearance, occupancy permit, and complete document handover. We stay available for twelve months post-completion.
